Drizoro is proud to announce the launch of MAXSEAL® FLEX M's third-generation formula — a significant leap in flexible, single-component waterproofing technology designed to address the most demanding construction environments.

What Changed in Gen III?

The reformulated MAXSEAL® FLEX M now features an enhanced polymer matrix that delivers 30% greater elongation-at-break compared to its predecessor. This means the product can bridge cracks up to 1.2mm under dynamic movement — a critical factor in structures subject to thermal cycling or seismic activity.

Water vapor permeability has also been significantly reduced, making the product suitable for cold storage facilities and underground structures where moisture ingress control is paramount. The new formula maintains full flexibility at temperatures as low as -15°C.

"The Gen III formula represents 18 months of intensive R&D. We pushed the boundaries of what a single-component product can achieve — the result is a system that outperforms most two-component alternatives on the market."

Dr. Ahmed Hassan, Head of R&D

Key Technical Improvements

  • Elongation at break: 180% → 240% (ASTM D412)
  • Crack bridging: 0.8mm → 1.2mm under dynamic conditions
  • Water vapor transmission: reduced by 22%
  • Full flexibility maintained at -15°C
  • VOC content reduced by 35% — meets green building standards
  • New grey and terracotta color options added

MAXSEAL® FLEX M Gen III is available in 4kg, 20kg, and 25kg packing and is fully compliant with EN 1504-2 for concrete surface protection and EN 15824 for exterior coatings.

Application Guide Update

Along with the formula update, Drizoro has released a revised technical data sheet and a new application guide video available on our website. The consumption rate remains unchanged at 1.5–2.0 kg/m² for standard waterproofing, applied in two coats with a brush, roller, or airless spray.

Approved applicator training sessions for the Gen III system will be held in Riyadh, Jeddah, and Dubai throughout Q2 2026. Contact your regional Drizoro representative to register.
